Some boring
preliminaries!
The house is insured as a
holiday let. This is expensive, but essential. That is
why we ask for a £250.00 deposit to secure your booking.
The excess on our insurance is £250.00 so if our guests
cause damage, then we can claim on our insurance.
We are covered for
accidental damage to buildings and contents by tennants
and we also have public liability insurance.
Safety: There are
smoke alarms in every room, a fire extinguisher in the
dining room, a fire blanket near the kitchen.
We hold a gas safety
certificate which is renewed every year. It is a UK
requirement that all rented properties in the UK display
a valid gas safety certificate, which is issued by a
"gas safe" engineer every year.
There are child safery
locks on all upstairs windows so that children cannot
open the windows wide enough to fall out. These can
easily be diabled by adult only parties. The house has
double glazed windows which are all locked with a key.
You are advised to unlock these windows during your stay
in order to give yourself a fire escape.
House
description
iThis section is
used for a detailed description of the house. Most Edwardian 2
bedroom houses are workers cottages with small rooms and low
ceilings. This is not so here. Fortunately, the rooms are decent
sizes and the ceilings are high. The general feeling of the house is
not that of feeling cramped. A floor plan can be seen on the

Ground Floor:
Hallway leading to back of the house
and to lounge at front of house.
Door to right leading to:
Front sitting room which is
approximately 12 ft by 12 ft (3.65 x 3.65m). This room is a
pleasant bay fronted room with a gas coal effect fire (and
radiator heating if needed). This room has a lovely large leather
sofa bed if you wish to use this room as bedroom three. For
entertainment, there is a 32" LCD flatscreen television with
freeview (71 channels). There is also a DVD player. A coal effect
gas fire sits in the chimney breast which can provide additional
heat to the radiator heating.At the back of the house spanning the
entire width:
Kitchen diner: This is a
lovely light room which is 16ft x 12ft (4.87 x 3.65m) with a
kitchenette (5ft x 11ft) to the rear of the room. The kitchenette
houses a sturdy gas cooker and a dishwasher. There is a small downstairs
toilet off this room and a glass door leading out to the patio
garden. This room has a large airy feel to it and is where many
quests spend much of their time when in the house.
There is a 6 seater mahogany
gateleg table with 6 padded leather dining chairs, the table is light enough
to move around so that for six people, it can be pulled out into the
centre of the room. A tall French oak dresser sits against the
far side wall. Fixed to the wall above the dining
table is a 24" flat screen television with Freeview (71 channels).
The kitchenette is well equipped for cooking and entertaining with
plain white crockery (servings for 8) and modern stainless steel
cutlery and saucepans.
First Floor
Main Bedroom: A nice large
room (16' x 12') at the front of the house, with two windows looking
over the road. This room is furnished with a wardrobe, chest of
drawers and a small desk which you can fit on a laptop. If you
require an ethernet internet connection, the router is located up
here and you simply plug your computer into the ethernet port of the
router. There is a lead provided for this use.
There is a comfortable king Size
bed in this room and there is also ample space for a travel cot. (We
provide two travel cots).
Second Bedroom: A
reasonable sized room (9' x 11') with single window facing over the
back garden. There is a fitted pine cupboard which can be used as a
wardrobe, wall shelving and a small chest of drawers (which we
sometimes hide in the cupboard!). In this room we have a flexible
zip and link bedding solution which means that we can provide a
double bed (two singles zip and linked), two singles or one single
(the other single tucks away underneath).
Again, there is ample space to also
place a travel cot in this room.
Bathroom: Here there is a
toilet and a bath and power shower. There is an illuminated mirror
which also has a shaving socket on the right hand side. There is a plentiful supply of bath towels - more
can be located in the cupboard in the smaller bedroom.
Outside: As
can be seen in the photographs, there is a small front
garden and a patio garden to the rear. The patio is
about 15 feet deep and ends at the garage. There is
garden furniture that will fit neatly into hte patio
area for outdoor dining.
The garage is hardly ever
used because there is ample street parking outside the
house to the front and side. However, please feel free
to use the garage. Please be careful as the garage is
only 7;4" at its narrowest point where some brickwork
juts out. Mostly, however, it is about 9' wide.
